Analysis · 2026 property assessment roll
Property assessments jumped 24.1% in Quebec, and the gap between regions has never been so pronounced
In the 283 municipalities whose 2026 roll has been deposited, the value of a single-family home rose by a median of 24.1% since the previous roll. The median home there is now assessed at $486,600. The analysis covers 538,508 single-family homes.
The increase is far from uniform: it reaches +40.5% in Mauricie versus +10% in Montréal.
Why all municipalities can’t simply be added together
Rolls are triennial and deposited in different years. Each one compares a distinct market window: the 2024 rolls capture the 2020-2022 surge, the 2026 rolls a much calmer period. Mixing the two would produce a statistic that describes no reality. Hence one table per deposit year.

|---|---|---|---|
| 2026 | 283 | 538,508 | +24.1% |
| 2025 | 481 | 975,805 | +43.5% |
| 2024 | 349 | 320,429 | +55.7% |

2026 roll only, municipalities with at least 200 single-family homes. Below that, a median moves for reasons that have nothing to do with the market. 234 municipalities meet this criterion; the CSV file contains all of them.

Method
- Source: Quebec property assessment rolls in open format (Ministère des Affaires municipales et de l’Habitation), 2026 edition.
- Median, never average. The change for a single unit can reach several million percent when a building goes up on vacant land. An average would be swept away by these cases; the median describes the home in the middle.
- Single-family homes only, and only those whose previous assessment was at least $10,000. Below that, we are not comparing two assessments of the same property but the appearance of a building.
- Comparison with the previous roll of the same municipality, three years earlier. Municipalities whose 2026 roll has not been deposited are excluded.
- The municipal assessment is not a sale price: it reflects market value at a reference date prior to the roll’s deposit.
