Terms of use
The site is free and open to all. Here are the few rules that come with it.
What you can do, without asking us
View all property pages, as much as you like. Share a link. Quote a figure, naming us. Print a property page for your own use. Use Ubeestimate™ in your work: broker, appraiser, journalist, researcher, curious mind.
Property assessment rolls are open data, published by Quebec’s Ministère des Affaires municipales et de l’Habitation and by Service New Brunswick, which also publishes New Brunswick sales. We claim no rights over them: if it is the raw source you are interested in, get it directly from them; it is free and better documented than what you would extract from here.
What is reserved
On the other hand, what we produce belongs to us: the market value estimates and their ranges, the neighbourhood profiles, the distances to services, the address matching, and the organization of the whole. It is the result of modelling and enrichment work, not a mere republication.
The following are therefore prohibited without prior written agreement: mass extraction or systematic extraction of the site by any automated means, the creation of a derived database, and the redistribution of our estimates, whether free of charge or commercially.
Do you have a project that requires access in volume? Write to us rather than scraping the site: it is simpler for you, and we will provide clean data.
Decoy property pages
A few property pages published on this site bear addresses that do not exist and made-up figures. Each one says so clearly at the top of the page, so that no reader is misled, and none is accessible through search or navigation.
They serve to distinguish an extraction of our data from a reconstruction based on the public roll: their presence in a third-party dataset cannot be explained other than by a copy of this site.
Technical measures
We limit the rate of requests and may block access that degrades the service for others. Recognized indexing robots (Google, Bing and the like) are not targeted: the site exists to be found.
Estimates are not appraisals
Our estimates are produced by a statistical model, without a visit or inspection. They take into account neither the actual condition of the building, nor renovations, nor what is being negotiated on the street right now.
They constitute neither a professional appraisal, such as one prepared by a certified appraiser, nor financial advice, and must not, on their own, form the basis of a decision to buy, sell or finance. For that, consult a certified appraiser or a real estate broker. The method and the measured margin of error are published on the data sources page.
Correcting a property page
A property’s characteristics come from the assessment roll: your municipality’s in Quebec, Service New Brunswick’s in New Brunswick. Corrections must be sent to the body that prepared it, since we reproduce its publication. If a property page is prejudicial to you, or if an estimate seems absurd to you, write to us. See also the privacy policy for your rights.
Availability
The service is provided as is, without any guarantee of availability or accuracy. We may modify or discontinue it.
Governing law and language
These terms are governed by the laws of Quebec and the federal laws of Canada applicable therein. They do not deprive you of any right granted to you by the law of your province of residence, New Brunswick for example.
They are published in French and in English. In case of discrepancy, the French version prevails.
