What we calculate ourselves
The Ubeestimate™ Estimate. An automated estimate of market value, indexed to the municipal assessment and assuming a standard condition of the property. It is provided for information only: it is not a professional appraisal within the meaning of the Loi sur le courtage immobilier (Real Estate Brokerage Act), nor an expert opinion.
Area statistics. Medians, proportions and comparisons calculated from the sources above. Census data describe a property’s statistical area, never the property itself; values suppressed by Statistics Canada for confidentiality reasons are never replaced or estimated.
An error in the data? Assessment rolls are released as deposited by the municipalities. In case of discrepancy, your municipality’s official version prevails.
