Privacy policy
What we collect, why, and how to exercise your rights.
Browsing the site requires no information
Ubeestimate™ is entirely public. You can view every property page without an account, without registering and without providing any personal information.
The data shown on property pages (assessment, building characteristics, roll or account number) comes from property assessment rolls, public documents released as open data by Quebec’s Ministère des Affaires municipales et de l’Habitation and by Service New Brunswick. It does not come from you and does not concern you as a person.
What we collect, and only if you ask
When you fill out a form (having an estimate validated, being called back about a sale or a purchase, receiving an alert or a transaction report), we collect what it asks for: depending on the form, your name, your email, your phone number and, if you write one, your message.
We also keep the property concerned and the estimate displayed at the time of your request, so that the person who calls you back sees the same figure as you.
What this information is used for
Solely to respond to the request you made, about the property concerned: refining the estimate, assisting you with a sale or a purchase, letting you know if the property is put up for sale, or sending you the report you requested.
We do not sell your information, do not exchange it and do not use it for advertising.
Who has access to it, and where it is stored
Requests are accessible to Ubee staff and brokers who need them in order to respond, and to no one else.
They are hosted in Canada, in the Montreal area.
To respond to you, we use service providers (sending emails, sending the verification code by text message, tracking requests), some of which are located in the United States. They receive only what they need, process it on our behalf, and the information is then subject to the laws of the country where it is located.
Finally, the basemaps displayed on property pages are served by a provider located outside Canada: loading a map sends it your IP address. You can turn off maps at any time through the Privacy preferences link at the bottom of each page: the property page then remains complete, and only the map image is replaced.
How long we keep it
Three years from your last interaction with us, after which it is deleted. You can ask for it to be deleted before then.
Estimates produced by an automated model
The Ubeestimate™ estimate is calculated by a statistical model, without human intervention. It concerns a property and not a person: it is not used to grant or refuse you anything, and no decision concerning you is made on that basis alone.
We explain it nonetheless, because the figure has concrete consequences. It relies on the roll values, the building’s characteristics (year, area, type, number of dwellings), its location and the market trend in its municipality. The method and the measured margin of error are detailed on the data sources page. You can write to us to contest an estimate or to obtain the factors that mainly determined it.
Your rights
Quebec’s Act respecting the protection of personal information in the private sector, as modernized by Law 25, gives you the right:
- to access the information we hold about you;
- to have it corrected if it is inaccurate, incomplete or equivocal;
- to withdraw your consent and request its deletion;
- to receive a copy of it in a structured, commonly used technological format, or to ask us to transmit it to a third party (this is the right to portability, in force since September 2024);
- to request that we cease disseminating information, or that it be de-indexed from search engines, when its dissemination causes you serious injury.
To exercise any of these rights, write to the person in charge of the protection of personal information at donnee@ubee.com. We respond within 30 days.
If you are not satisfied with our response, you may file a complaint with the Commission d’accès à l’information du Québec.
Do you live outside Quebec, in New Brunswick for example? The federal Personal Information Protection and Electronic Documents Act (PIPEDA) also protects you and gives you similar rights. You may then also contact the Office of the Privacy Commissioner of Canada.
Cookies and tracking technologies
The site places no advertising cookies and sells your data to no one. A single measurement technology is used, and only if you accept it.
Google Analytics tells us which pages are viewed, so that we know what is useful and what is not. It places cookies and sends your IP address to Google, whose servers are located outside Canada. It is refused by default: until you have given your consent, no Google script is loaded, not even the file whose mere download would reveal your IP address. The site works exactly the same if you refuse, and you can change your choice at any time through the Privacy preferences link at the bottom of each page; withdrawal takes effect immediately, without reloading.
All other storage is limited to what is necessary for the site to work:
- Comparison tool: the list of properties you add to a comparison is kept in your browser. It is never sent to our servers and disappears if you clear the site’s data.
- Privacy preferences: your choice regarding maps is remembered for six months, so that we do not ask you again on every visit.
- Administration session: an authentication cookie, placed only for staff who log in to the administration area. It does not concern visitors.
Like any web server, our host logs the requests it receives (IP address, page requested, timestamp) to ensure security and diagnose outages. These logs are used neither for profiling nor for commercial purposes.
A change in our purposes invalidates prior consents: when audience measurement was added, every visitor was asked for consent again, rather than reusing consent given for a site that had none.
Security and incidents
Exchanges with the site are encrypted (HTTPS) and access to requests is restricted to authorized persons. As the law requires, we keep a register of confidentiality incidents. If an incident presented a risk of serious injury, we would notify the persons concerned as well as the Commission d’accès à l’information and, if it affected people living outside Quebec, the Office of the Privacy Commissioner of Canada.
Correcting a property page
Does a property page contain an error? The data comes from the assessment roll, prepared by your municipality in Quebec and by Service New Brunswick in New Brunswick: corrections must be sent to that body, since we reproduce its publication. If you nevertheless believe that a property page is prejudicial to you, write to us at the address above.
Person in charge of the protection of personal information
In accordance with Quebec’s Law 25, the person in charge of the protection of personal information is Antoine Routhier, who can be reached at donnee@ubee.com, the address to which any question or complaint about this policy may be sent.
Changes
This policy may be changed to reflect a change in our practices or in the law. If a change affects the purposes for which your information is used, we will ask for your consent again rather than assume that it still holds.
This policy is published in French and in English. In case of discrepancy, the French version prevails.
